CR Global and its leasing partners find the distressed areas in need of social housing.
Once these areas have been identified, CR Global diligently assesses, purchases and subsequently packages a number of properties into a portfolio.
Our leasing partners then take 30-year Full Repairing and Insuring leases, on our packaged portfolios, that are effectively backed by Government funding in this sector.
CR Global takes advantage of its large network of agents to ensure that every portfolio acquired is purchased at or below bricks and mortar market value.
The company then aggregates portfolios that become institutional-sized, creating a yield compression and therefore realizing capitalization rates of 6% or less.
As a result, the investment value for the packaged portfolios command a substantial premium to the bricks and mortar valuation, providing an optimal level of capital growth which minimises risk in the CR Global model.
